Abstract

The registration publicity as a purpose of the Property Registry must exceed the informative and statistical nature related to the real estate matter and have the protection of the right as a transcendental value. The protection of real estate by means of material advertising is guaranteed by establishing a registry system that determines substantive effects to the registration, in favor of the registered owners. The Cuban registry system opts for mandatory registration, this being a requirement to be able to transfer ownership, however, said registration does not reinforce the enforceability of real rights, nor does it offer additional protection to the registered title.
