Abstract

The introduction of new technology is permeating our daily lives, affecting everything that is around us and the Land Registry can not remain oblivious to these developments. In the configuration of a 21st century Land Registry not a bit of the essence of this Registry has missed. Such essence has made it one of the most efficient Land Registry and valued in the world, as demonstrated in the current economic crisis; nevertheless, it has yet to strengthen, if possible even more, its traditional matters, in addition to open to other useful projects to the society through the introduction of Registry Graphics Bases System which formal aspect, we believe, will be a new methodological approach in our office operating to the traditional one. The foundations of this project are the Spanish Land Registry and its mandatory adaptation to a number of events of different nature such as legislative, technical, social and doctrinal. These have occurred within a short period of time. Through research we have shown how the formal aspect of the Registry Graphics Bases System is a new methodological approach that strengthens the essence and purpose that motivated the development of the Land Registry, namely that of providing security to legal and real estate transactions and overcome the challenges emanating from the traditional methodological weaknesses in the real estate physical descriptions and the correspondence between cadastral plots and registered properties. A 21st century Land Registry must be up on the current times. Starting with its essence as a public service it must be reformulated following two grounding guidelines: the graphic design and the electronic side in the second place, both registration qualification accessories.
