This paper analyses the term of rural leases, a matter regulated in article 12 of the Rural Lease Act. The minimum term of a rural lease is five years; any clause whereby the parties stipulate a shorter term is null. After expiration of the five-year term the lessor may recover possession of the properties, in which case the lessor must serve the lessee with reliable notice one year in advance. Otherwise a system of tacit five-year extensions goes into operation, which extensions shall continue indefinitely until the lease is cancelled.
